He did not tell me there was water damage under the fireplace, the beams under the house were not sitting on the concrete columns, there was prior termite damage, the dishwasher did not work, the oven did not work.. The main concern was the foundation damage. He should have seen that the beams were not supported. He did not put on the report that there was no insulation under the house. The only thing he said about the crawlspace was that the vents did not open. The gutters were full. He did not put that there were damaged shingles. You trust that your home inspector would do the right thing and inspect your home. He is not cheap. Charged 285.00 to inspect, Don’t use him. I think because the house “looked” in such great shape that he did not bother to check anything. I arrived at the inspection at the appt time. He was already half way through the inspection. My real estate agent was with him. Sometimes I think that the agent and Dennis may not want to lose a sale so not everything is listed. Never go with an inspector your real estate agent recommends.
It was a pleasure going through the inspection process with Dennis, and I will recommend him to anyone that needs home inspection services.
Just had to communicate with him. I provided feedback and he and I are satisfied with the outcome. Please look elsewhere for a home inspector. Price was reasonable but the service wasn’t what it should be. Things missed: master bedroom door didn’t latch, master bathroom door didn’t latch, doorbell didn’t work, upstairs bathtub draining slowly, lightbulbs missing/burnt out, door stops/stoppers missing. And this is what I have found so far. I had to ask him to check the ARC Fault breakers in the box; he said he didn’t check because the previous homeowner had electronics plugged in.
