Radon is a radio active gas originating from uranium which is broke down to a gas that can enter a home through the soil and cracks and penetrations in the foundation. Radon is the second leading cause of lung cancer in the U.S. The EPA currently has an action level of 4.0 pCi\L (picocuries per liter) which is to say that anything higher, mitigation would be recommended. Mitigation systems can reduce the indoor level to 2 pCi/L or lower. The EPA action level guideline says that radon levels have been found all over the U.S. including every county in Nebraska. Radon measurement is done to determine an accurate level rate. Using a Continuous Radon Monitor or CRM measurement results can be known in 48 hours which is very convenient during a real estate transaction.
He did a home inspection for me. He failed to look in the crawl space of my home and identify very obvious foundation issues. On his report he claimed the house was in good condition. When I contacted him to see if he would tale responsibility for his negligence. He refused to take responsibility and “claimed” that his inspection was only “visual”. I have pictures from before I bought the home and the crawl space was clearly accessible and visible. I am going to call every single Realtor in Kearney and surrounding areas to warn about this guy.
