Real Estate is usually the largest investment you will ever make, yet many people do so without knowing the condition of the property they are purchasing. An At Home inspection is a thorough, unbiased, comprehensive, visual examination of the physical structure and systems of a home or building.
Home inspections take roughly 3 to 5 hours and reveal the condition and operation of the complex systems and components of the property. Radon testing is an additional option that must be done in the home for 48 hours.
We were very impressed with Tim and his team who spent over 4 hours meticulously examining the property inside and out. Tim provided us with a 90+ page report that clearly detailed his findings with ample pictures and clear descriptions. There is a summary report at the end that provides a quick and easy way to see all found issues and recommended actions to take for each. Tim was very knowledgeable and able to answer all our questions and provided lots of practical information/advice. It’s very clear that he has extensive experience as a inspector/contractor and has seen it all. We are very glad we hired Tim to do our inspection and would highly recommend him to family and friends. Highly recommended! Dedric did a highly thorough, balanced inspection of a SFH that we considered purchasing. Without his guidance, we would have made a costly mistake with the home purchase. He went above and beyond and answered all of our questions along the way. Radon testing was also provided by Jose. The radon testing was conducted over multiple days after the inspection was over. Although the home had modern finishes and was purportedly recently renovated from the studs onward, Dedric uncovered significant issues, including but not limited to an ungrounded electrical system and faulty electrical outlets (electrical fire hazards), multiple leaks, gas water heater dented in multiple places, closed off crawl space with inaccessible water main, nonfunctional washing machine and dryer, etc… The radon levels in the home were at a satisfactory level. Dedric provided solutions for these issues and recommendations on what types of contractors we could engage to get things repaired and/or replaced. However, we were seeking a home that was move-in ready and decided to continue our home search for a home that better fit our needs.
The inspector Jeff was not great at all! I would not recommend using him. It seems like his intent is for buyer to not buy a property and for them to put numerous offers in to different homes so that they can keep doing multiple inspections. That would mean more money for this inspector. This inspector inspected a home that is almost 70 years old and he pinpointed every little brick and crack on sidewalk. He also did mention numerous times oh this looks like a potential issue, get a professional contractor. You are supposed to be an inspector and should understand situation around renovations and how those go and be able to give an accurate representation of a situation. Don’t recommend using him because as mentioned that he’ll just point to useless unnecessary things without any merit.
