We hired Dale and his wife, Clarice, to perform a one-year home warranty inspection on a new-construction house. This husband-wife team was thorough, patient and meticulous. The inspection was worth every penny! In addition to finding several minor cosmetic issues, Dale and Clarice found a few more significant defects. Thee report they provided was clear, properly documented and factual. By addressing these issues with the builder before our one-year warranty expired, we were able to potentially save significant sums of money in the long run. What impressed me most about Beneath the Shadows was the follow-up after the repairs were made to ensure they were sound and up-to-code. On one occasion, Dale even spoke with one of the contractors directly to provide his expertise for the repair. It felt as though we had a true partner and advocate on our side.
They were so thorough and honest. They were also the sweetest people ever! Dale made sure I understood exactly what he was telling me and he didn’t leave anything out. I felt very confident that our house was safe thanks to them!
Dale has done a home inspection on two of my home purchases now. He’s been spot on, well-priced, and given a very detailed report both times. He’s also very responsive and quick to get you on the schedule and he truly stands behind his work and answers questions for years to come, treating everyone as a life-long customer. He’s reliable and trustworthy. He inspected a home I bought 5 years ago with my ex-husband. Dale was very concerned about a settling/dip in the roof and thought it was possible it was rotting beams from a swamp cooler leaking into the roof the seller had replaced himself. I was very nervous because of the comprehensive assessment Dale gave and considered backing out of buying that house. The seller (and sadly our realtor) thought that was an alarmist view and hired Bob Harvey Roofing to come say that it looked fine and was probably just from the beams settling over time. Their official report was that there was no current moisture and no cause for concern. We proceeded with the sale but when my ex-husband sold the home last year, he couldn’t sell it until he fixed the roof for the new buyers. As it was torn up, it was discovered that it was in fact rotting trusses and beams in the roof that could have completely caved in. Dale was the only one looking out for us and wanting to dig into that problem he saw. He was looking out for us where other inspectors who specialize in roofing and even our realtor wouldn’t. This new home he inspected for my husband and I just this week came back with a much better inspection report and more confidence from Dale. It is a better purchase overall but Dale giving it the thumbs up gives me confidence in my purchase because he looks out for his clients and is honest and dependable.
