We purchased our first home in June. A month prior we used HomePro (our realtor chose) to inspect the home we were buying. The inspector seemed very knowledgeable. We specifically inquired about the roof. He told us although there was more granule loss in the front as opposed to the back, the roof still had about 6 years of life to it and there were no leaks or anything to be greatly concerned about. 6 days after we purchased the home, we had a leak. We also discovered the sump pump was broken (something that we thought would’ve been caught during inspection). We’ve had about 6 roofers/inspectors come take a look at the roof (including one from our insurance company) and all have said that the roof is in terrible condition (due to age and wear and tear, not storm damage) and should have absolutely never passed inspection. They were shocked that anyone would pass it. Now we are stuck paying almost $9,000 for a new roof. Had the inspector done a better job, we would have asked for money from the sellers for the roof. We are very disappointed, especially because we specially asked several times about the condition of the roof and were assured that we had at least 6 years to replace it. This has definitely tainted our first home buying experience.
