Excellent work. Very clear on what needed to be

1. Paul was able to fit us into his schedule due to our urgent timing need ( we know it is not easy for him to do that but he was very supportive, instead of just simply saying no) 2. Paul provided a courtesy heads up that his inspection will last about 4.5 hours so that the seller (still living in the house) and the agents have expectation on the timing. ( i do appreciate that a lot) 3. there are hard to get to places in the “attic” and “crawling space in the basement”, but he was able to manage to get “deeper” into those areas and that is how he was able to find a leak near by a corner area of the roof which otherwise could be easily missed 4. Paul took time to explain and walk through with us what does each finding means and why he wanted to point out (safety vs regulation vs upgrade/maintenance, etc) 5. Paul spent over 5.5 hours in our appointment (around 4.5 hours for his own inspection and over an hour to answer all my questions) 6. Paul showed attitude/mind set of continued learning to keep himself up-to-date. (it is always good to know what is the newly trend and regulations in associated industries) 7. Paul’s inspection report is very well organized and detailed — it categorized findings so that we know what are the area we should focus on for our home price negotiation; it is clear with a lot of visual support/pictures. (fyi, it was twice longer than the report i received for my first home purchase) i think i should stop here, but key thing would like to share is that paying extra to support a mega purchase in life is well worthy– at least i am not having buyer’s remorse :

He is the only independent Inspector in North California (there are only 5 in CA at the time of my search). we are glad that we did the diligence in choosing our own inspector (not through the agent though we love our agent as well)! Though Paul’s services charge is somewhat higher than normal inspection charge, we consider the ROI we received is very high when factoring in the significant more inspection hours and the detailed analysis he provided.
