Lately it seems I’ve been getting 3 or 4 price shopping buyers per week for home inspection quotes. I would like to address those who call around to find the cheapest inspector. First of all if they are not licensed with the State of Delaware, they are not legitimate.
” Because our transactions with our realtor had gone well, we decided to hire Clay and his team. He was bravado about spending 4 hours at each inspection when in fact he spent no more than 2 1/2 hours at our home – He personally explained to me that he didn’t look at everything during a home inspection, only the major components. Well, we are spending money fixing all the things he didn’t cite in his report and discovering new minor things everyday that are adding up. We have had to contend with working plumbing fixtures that are loose and not installed properly including a lopsided dishwasher install, a fireplace issue cited as a safety issue when we found out today it was not installed to code and is a more serious issue, a garage door that went kaput 3 weeks after we moved in, bedroom pleated shades that were full of live bugs, loose pavers in the brick patio, etc. When a question came up about a defect that was listed, he didn’t have an answer for us. The inspection as ok but I expected a total home inspection and not just the major components. As a homeowner I would expected him to note everything that would cost us money to fix it so we could make the best decision on the purchase of our new home. Buyer beware!
He communicates home inspection issues in a non-alarmist way that creates a smoother path for buyers and sellers to negotiate a sensible settlement. Clay was/is currently working with an apprentice whom he let conduct most of the inspection. Clay came recommended from trusted people however he let me down very much. Since his inspection found the sink to be leaking and hot/cold reversed. Numerous outlets do not work, window seals are broken. He was quick to point out things such as a step being higher than normal. A ground wire not anchored to the wall. Things anyone could point out. From the ground he determined “the roof needs an inspection” with no other recommendation or effort. Upon leaving I asked him if he wanted to look at the powder room and office to which he responded “I didn’t know even know this was here”. In hindsight I shouldn’t have paid the above average cost for a far below sub average review. His report was laughable. There are better inspectors that will conduct a more thorough inspection and include radon for less than he charges. He’s more worried about about showing you pictures of him in a wizard costume (very true) than conducting a thorough inspection.
