I hired SEC Inspection Services to perform a pre-purchase home inspection including a pool inspection. The pool inspection was great. The home inspection was good except for the fact that obvious roof leaks were not noted in the inspection report or mentioned to me during the inspection as I attended in person. It took me hearing water drops on the ceiling and climbing into the attic to discover the OBVIOUS evidence of MULTIPLE leaks. All are along the vent cap which is directly above the attic access point. Yes the roof is older and it was made clear that the roof needed to be replaced within 3 to 4 years. However, when I advised SEC Inspections of the leaks their response was that the inspection report stated that I should seek the advise on a licensed roofer. I responded that that statement was in regards to confirming the time frame to replace the roof…..not confirming obvious roof leaks. Surely roof leaks is something covered under a home inspection. In fact, I was told verbally at the inspection that there was no evidence of leaks.
