They do a great thorough job and are always fair. Great price for what all they inspect. I would suggest them time and time again. It was truly great knowing our house so well before the purchase.

The first home, was a cute little home located just north of Central High in Rapid City. It was potentially my first home. I was so excited. Everything about it was perfect! Inspection day came and I followed Jeff who was happy to let me know what he had found. First, the roof, with very severe and apparent hail damage had FOUR layers of shingles. Yeah, FOUR! Easy enough I thought, just add it to the contingencies. Inside, small and quaint, was remodeled. In the basement foundation though, there was light coming in from the outside. He crawled through the rocks and spider webs to find it. Yuck!!! Before leaving he strongly recommended that I get the plumbing line scoped. Homes built in the 20s likely have Orangeburg pipes which unbeknownst to me is make of tar and paper. The life of that kind of plumbing is 30 years. The yard was filled with bushes and trees. No big deal, inspection was scheduled. The feeling I had when the plumbing company shoved the camera down the pipe was instant nervousness. I researched the kind of plumbing and realized that the plumbing, if Orangeburg, only would have lasted to the 1950s. The farther down the pipe the scope went the more difficult it got. They were able to push past the roots but eventually got to the collapse in the line. If I had not had the plumbing I would have had to replace the plumbing. One long shower would have backed up into my tub. I’m so thankful. The seller did not want to replace the plumbing but rather sold the home to the next best offer only to avoid having to write up another “honest” disclosure agreement. I feel bad for the person who bought that house but at thankful for Jeff and Karla who had my back. I used them for the inspection of my new home and I know that I could trust them to give a thorough and detailed evaluation. Jeff identified a sag in the roof because of sinking porch which was fixed before purchase. Hey Jeff and Karla, If you read this, thank you from the bottom of my heart. To those of you on the fence, please think about what matters in a home inspection and know that they would never recommend a service unless it’s necessary. They are wonderful people that do a great job at not only inspections but home remodeling as well:)

I was having my house get a new appraisal done.

I had a bunch of different projects that I thought need to be done before having the house appraised. I had Jeff come out to my residence to see if these projects where going to make a difference on the house appraisal. Instead, Jeff open my eyes to different issues that would make a big different in instead of my original projects. Jeff save me a lot of money and time. Great people to work with and highly recommended.
